BOOKING INFORMATION
RENTAL PERIODS:
Holidays: With the exception of off-season breaks, the minimum rental period is one week, or 7 nights, - starting and ending on the advertised changeover day for the particular property. More flexibility with arrival and departure days is possible, especially in the off-season period.
"Monthaway" extended stays: The minimum rental period for an off-season extended stay or "Monthaway" is four weeks or 28 nights. See "Monthaways" extended stay section below.
Off-Season Breaks: Subject to availability from October to April, shorter breaks of 3 nights or more (e.g. Monday-Friday or Friday-Monday) will be charged pro-rata with a minimum charge of 70% of the weekly rate.
RESERVATIONS: It is suggested that clients either telephone or e-mail Miraleisure in the first instance to make a provisional reservation (which will be held for a minimum 7 days).
BOOKING PROCESS: Having made a provisional reservation, a Booking Form - and an "Extras" form for the hire of towels, end-of-stay cleaning and additional / change of bed linen - can then be obtained (via post or e-mail), completed, and returned to Miraleisure with the specified deposit. For a holiday let this is £30 per adult and £15 per child per week; for a "Monthaway" booking it is usually two weeks rent as the required Indemnity Deposit.
Miraleisure will respond with a written booking confirmation together with an Invoice for the full amount (see "Total Cost Of Stay" below), specifying the date that the outstanding balance (i.e. full amount less deposit paid) will be due for payment. Note: The balance is due for payment six weeks before the start of the stay. For a "Monthaway" booking, the Invoice will be for the first four weeks and will include the Indemnity Deposit payable.
Once the balance has been received, Miraleisure will confirm receipt and notify the client of the exact address of the property, key arrangements and any other relevant information for the start of stay.
TOTAL COST OF STAY: The total cost of a stay is the advertised basic rental for the particular property at the time of year (for the number of people who will be staying) - see detailed property descriptions on the "PROPERTIES" page, plus: £15 Admin Fee, any Extras (i.e. hire of towels, additional / change of bed linen, end-of-stay cleaning), pet charge (if applicable); less any discounts.
For a holiday let, if the property details specify an Indemnity Deposit is required (to cover any possible breakages, or extra cleaning that may be needed), then this will also be included in the full cost of stay. The Indemnity Deposit will be returnable within two weeks of completion of stay (less any deductions that may be necessary - which will be fully detailed).
DISCOUNTS (applicable to all properties except The Seaside):
Consecutive Week Discount: A discount is offered on the advertised basic rental price per week if a consecutive period of more than one week is booked. The discount is 5% for two weeks, 7.5% for three weeks and 20% for four weeks or more.
Return Visit Discount: A discount of 10% is offered on the advertised basic rental price per week if the same property is booked for one or more subsequent visit(s) in the same calendar year.
Evergreen Discount: During the period October to the middle of May, a discount of £10 per week is offered on the advertised basic rental price per week if ALL persons booking are over 60 and there is no Bank holiday in the week.
PLEASE NOTE: The discounts described above do NOT apply to "Monthaway" rental rates.
BOOKING CONDITIONS
CONTRACT OF HIRE: The contract is between the client (or hirer) and the owner of the property for which the booking is made. Miraleisure acts as letting agent for the owners and is not a principal. Every effort is made to ensure that the owner's property descriptions are accurate, but Miraleisure will not be responsible for any default or misrepresentation.
BOOKING PERIOD/PERSONS: Under no circumstances can the period of rental be exceeded or the number of persons staying at the property on any night of the booking period exceed the number stated on the Booking Form for any let.
PAYMENTS AND CANCELLATIONS: The deposit paid in advance for a Booking cannot be refunded under any circumstances. Final payment is due, normally, at least 42 days prior to commencement of stay. In the event of cancellation of the booking, which must be in writing, the whole of the balance of the total cost of stay remains due and payable at the time specified.
In the unlikely event of the property becoming unavailable (i.e. owner's cancellation) after the deposit and/or the balance of the total cost of stay has been paid by the client, the owner's liability shall be limited to a full refund of all monies paid to Miraleisure in respect of the booking - no further claim will be accepted.
INSURANCE: Regretfully, Miraleisure is unable to offer cancellation insurance. Insurance is not included in the total cost of stay. Luggage and personal belongings are at the client's risk at all times and, similarly, no responsibility can be accepted by Miraleisure for loss or damage to any car or its contents.
END-OF-STAY CLEANING:
For a Holiday Booking: All clients are expected to leave the property in the same clean and tidy condition as on arrival, unless they have selected to pay the end-of-stay cleaning charge (see Extras Form), when they are expected to leave the property in a fair and tidy condition. Clients who leave the property in a poor condition will be required to pay an Indemnity Deposit in future.
For a "Monthaway" extended stay: Cleaning will be charged at an hourly rate (Min Chg = 2 hrs) to bring the property back to the standard at the start of the stay. The charge will be deducted from the Indemnity Deposit.
CLIENT (OR HIRER'S) RESPONSIBILITIES: The client is reponsible for the property booked and is expected to take all reasonable care of the accommodation, keeping the property and all furniture, fittings and effects in, or at, the property in the same state of repair and condition as at the commencement of the letting (reasonable wear and tear excepted). The basic rental charge does not include breakages or damage to the property and, in cases where this occurs, the items must be replaced with similar - or reported to Miraleisure and paid for before departure. An Inventory forms part of the information held at the property.
INDEMNITY DEPOSIT:
For a Holiday Booking: An Indemnity Deposit (typically £100) may be required for a holiday let of a particular property. The only deductions made are for any damages/breakages and/or excessive cleaning necessary after departure, before refunding within two weeks of the end of stay.
For a "Monthaway" extended stay: An Indemnity Deposit equivalent to two weeks rent must be paid before the start of stay. This is to cover utility charges (gas, electricity and water), end-of-stay cleaning (see above) and any damages.
NUISANCE: The properties are situated in partly-residential blocks or houses. In the interests and enjoyment of all concerned, anyone creating an undue nuisance or disturbance may be asked to terminate their holiday without compensation. In addition, Miraleisure and owners reserve the right to refuse any booking which might, in their opinion, be unsuitable for the property.
Special Note: Self-catering accommodation is offered for holiday purposes only under the Terms of the Rents Act 1977 (in particular Section 9) and the Housing Act 1988 (in particular Section 31(7)), and in no circumstances shall this Conract be interpreted as any form of Furnished Letting Agreement or Furnished Tenancy. This Contract can be terminated also within Ground 3 of Schedule 2 of the said Housing Act.
"MONTHAWAY" Extended Stays
A "Monthaway" extended stay is for a MINIMUM 28 days to a MAXIMUM of 12 weeks duration.
A "Monthaway" extended stay (or flexi-let) may be of special interest to those seeking short-term furnished accommodation - for a longer than usual holiday; house-movers who may need a temporary home between selling their own property and acquiring a new residence, or business people working away from home.
A number of Miraleisure properties can be offered for an extended stay, subject to availability. The terms and conditions for an extended stay differ depending on whether it is during, or outside, the peak season. (If the extended stay is partly within the peak season, then it is likely to be subject to both sets of terms and conditions - at different times.)
An extended stay during the peak summer season attracts a 20% discount on the full advertised rent for that period.
An extended stay outside the peak summer season (or off-season) attracts a special "Monthaway" rent which is exclusive of utilities (gas, electricity and water) and end-of-stay cleaning. "Monthaway" rents are approximately £150 - £220 per week (see individual property descriptions on "PROPERTIES" page). Utilities are charged by meter reading, or pro-rata directly from property bill.
For an extended stay outside the peak summer season, an Indemnity Deposit of (a maximum) two weeks rent will be required to cover the cost of utilities used, the end-of-stay cleaning and any breakages or damage. The residue of the deposit will be refunded after these monies have been calculated and deducted.
PLEASE NOTE: Although it is expected that the property will be left in the same condition as on arrival, cleaning will be charged at an hourly rate (Min Chg = 2 hrs) to bring the property back to the standard at the start of stay. The charge will be deducted from the Indemnity Deposit.
A flexi-scheme is offered, whereby the initial (or subsequent) four week stay can be extended by a period of less than four weeks, subject to availability - and not exceeding the maximum allowable stay of twelve weeks. Two weeks notice of departure must be given (or the Indemnity Deposit will be forfeited) and the additional rent must be paid at the time of extension.
Miraleisure charges the standard Booking Admimistration Fee for the initial four week period and, subsequently, for each extension.
No properties are available for permanent residence.
UNDER NO CIRCUMSTANCES CAN HOUSING BENEFIT BE CLAIMED FOR RENTING ANY OF THE MIRALEISURE PROPERTIES
(For short-stay holiday visitors, there is a selection of self-catering accommodation, including seafront flats, for visits of one to four weeks throughout the year - and short breaks in the off-peak season.)
