An enticing south-facing two-bedroom first floor (second level) flat for 2/4 persons in a prime seafront position with a balcony overlooking the sea, offering panoramic views over the English Channel

 The Beachcomber Flat is situated on Bexhill`s delightful western promenade which flanks the beach. The resort`s main shops and the De La Warr Pavilion are only a short distance away. Walking west along the promenade leads to Cooden while a long walk eastwards past the Pavilion will take you to Galley Hill and the Glyne Gap (Ravenside) leisure and supermarket complex.

The flat is located on the first floor (second level) of a smallish post-war block. The entrance to the first floor of the building is approached from the pavement by an inclining walkway after which there are easy stairs to the second level.

The accommodation comprises a sitting/dining room with a door to a balcony offering exceptionally lovely views over the promenade, beach and English Channel. The room is comfortably furnished with two modern two-seater settees and a traditional folding dining table and chairs. To complete the room, there is a flat screen TV with Freeview and a coal-effect electric fire for additional heat on chilly evenings.

The main bedroom is well equipped with a double bed and a heavy quality spacious wardrobe, dressing table and bedside tables, etc. The second bedroom, with window overlooking the sea, offers a single bed (with bed under - or  full size fold-down single bed for 4th person) and the usual furnishings. The kitchen has a larder and plenty of cupboard space, with a large combined fridge/freezer, electric cooker, microwave oven, and the normal range of kitchen utensils. Crockery and cutlery is provided for up to four persons. The bathroom contains a bath with electric shower above and a separate WC completes the Beachcomber Flat.

The apartment is close-carpeted throughout the living areas, warmth is provided by modern night storage heaters (the flat is a sun trap and there are replacement windows to all rooms). Hot water is provided by an immersion heater and the property is fully furnished and equipped.  All bedding (duvets) and the set of bed linen specified when booking is included for a holiday rental.  Personal towels and additional/change of bed linen can be hired separately (see Extras tariff). A small private garage on site is an added bonus.

Children/Pets:  Children over 8 are welcome but regretfully pets cannot be accommodated in this property.

The Beachcomber is an attractive holiday home, not least due to its enviable location and is thoroughly recommended for holidays year round.

ACCESS STATEMENT for The BEACHCOMBER FLAT
Introduction
The Beachcomber is a two bedroom flat situated on the first floor (second level) of a purpose built block of 11 flats on Bexhill’s western seafront.
Pre-Arrival
· Bexhill-on-Sea railway station, with a taxi bay outside, is less than a mile away.

· The Eastbourne to Hastings bus routes (98 and 99), which run every 20 minutes during the summer months, have bus stops in Cooden Drive and Sackville Road approximately 5 minutes brisk walk away.

· The nearest mobility aids shop, with items for sale or for hire, is A J Mobility located at 5 Sackville Road, Bexhill-on-Sea (01424 219911).
· PLEASE NOTE: Large items can only be stored in the allocated garage at lower ground floor level. The garage has no power connected.
Key Collection, Welcome and Car Parking
· Keys are collected from (and returned to) Miraleisure which is located close to the Clock Tower on Bexhill’s western seafront where parking is non-restricted and free Special arrangements can be made by prior agreement (e.g. keys taken out to a car on arrival).
· An arrival pack, containing notes applicable to the flat – including detailed instructions of how to find it from the Miraleisure start point, will be handed out with the keys. Although no-one is available during normal arrival hours to visit the property, if there are any queries or problems that need resolving then a visit can be arranged later in the day.
· Non-restricted, free, on road parking for The Beachcomber is available at the front of the building. The slightly uneven pavement is lit by street lights across the road. The pavement varies in height and care should be taken not to scrape the car door when opening it.

· There is a small garage belonging to the flat (no electric power) at the back of the building. Car access is via a narrow alleyway off Brockley Road; pedestrian access to the back of the building is via internal stairs to the lower ground floor, or by outside steps beside the central ramp of the building. PLEASE NOTE: Parking is NOT permitted in the garage compound – which is unlit at night.

Entrance to Property
· The western ramp, with an initial step up from the pavement (hand rails both sides) provides access to the upper ground floor. The exterior door to the building (giving an access width of 65cms) is lit by a lamp on a timer and opened using the security key. To the right of the exterior door there is a set of doorbells to each flat on the western staircase situated at this level and above - and each flat has an intercom with the facility to open the exterior door remotely.
· The Beachcomber flat, on the next floor, is reached via the internal carpeted staircase (14 steps with a platform midway and a handrail one side). Push button lighting is provided on the stairwell outside each front door.

· The front door of the flat has two locks. The higher lock (height 132cms) is unlocked first, then the Yale lock (height 122cms).

Hallway

· The front door has an exterior door mat and opens into the hallway which runs from the front to the back of the flat (length 5.38m, width 68cms at narrowest point). There is a central ceiling light.

· The flat has no internal stairs and is all on one level. All rooms lead off the hallway, which has a short pile medium brown coloured carpet.

Lounge / Diner
· The door from the hallway into the lounge/diner (access width 70cms) opens into the back of the room and a door to the balcony (access width 70cms and step height 6cm) opens off the front of the room.
· The drop leaf oval dining table has four legs (70cm from floor to lowest point of table) and is 74cms high. The four wooden dining chairs have no arms and are provided with cushions. The table and chairs are positioned alongside the window, to the right of the balcony door (allowing extra space at one end), but are moveable.
· There are two two-seater sofas with cushions and some occasional tables, all of which are moveable.
· There is a flat screen digital TV with subtitles and a DVD player, both with remote controls.
· There is space in the middle of the room for moving between the hallway door and the dining table / balcony door
· Lighting is natural daylight with a central ceiling light and a table lamp.

· Flooring is short pile medium brown coloured fitted carpet.

Kitchen
· The doorway from the hallway into the kitchen has a clearance of 61cms.
· The door of the oven drops down and the handle is 74cms above the floor. The hob is 92cms above the floor. The microwave is located on a worktop close to the sink.
· Worktop and sink are 92cms above the floor. The sink has a low level mixer tap with two smooth handles.
· There is a fridge/freezer. The highest shelf in the fridge is 124cms and the lowest drawer in the freezer is 25cms above the floor.
· Crockery is usually kept in an older larder style cupboard (lower shelf 81cms above floor) in the kitchen and glasses in a higher cupboard (shelves at 140cms and 165cms high). Some flexibility for rearrangement is possible, if required, although the number of lower level cupboards is severely limited.
· Lighting is natural daylight with a central round fluorescent light.

· Flooring is brown patterned vinyl.

Bedrooms
· There is one bedroom with a double bed and a second, smaller, bedroom with a single bed and full size bed under. The door from the hallway into each of the bedrooms is 70cms wide.
· In the double bedroom there is a free standing double wardrobe, too heavy to move) with split rails at fixed heights of 165cms and 145cms and two fitted cupboards with shelving. There is also a chest of drawers, a dressing table with chair, an upright easy chair and a free standing mirror – some of which could be moved. There are two bedside tables (each with a lamp) which are moveable.
· The height of the top of the double bed mattress is 56cms and, with the bedside table moved, there is full length access to one side of the bed of width 140cms with the door shut. The walls are painted magnolia and the door (also the fitted cupboards and skirting boards) white gloss. The flooring is short pile, rich peach coloured, fitted carpet.
· In the smaller bedroom there is a fitted wardrobe with a full width fixed rail at 182cms height. There is also a chest of drawers and two bedside tables, one with a lamp, which are moveable.
· The height of the top of the single bed mattress is 55cms and, with one of the bedside tables moved, there is full length access to one side of the bed of width 110cms (max width with no bedside tables of 160cms). The walls are painted pale blue and the door (also the fitted wardrobe and skirting boards) white gloss. The flooring is short pile pale blue fitted carpet.

· In both bedrooms lighting is natural daylight with a central ceiling light and table lamp(s) as described above.

Bathroom and Toilet
· The doors from the hallway give access widths of 70cms and 51cms respectively into the bathroom and separate toilet.
· There is an electric shower over the bath (which is 53cms high) and a diagonal handrail fixed to the wall. The bath has two crosshead handled taps.
· The pedestal washbasin has two crosshead handled taps and is 81cms from the floor.
· The bath and wash basin are white and the bathroom is mostly tiled (white tiles) with magnolia painted walls above and a white gloss door. The floor covering is a peach/beige colour vinyl.
· The toilet seat is 44cms above the floor and the toilet is white. The toilet has partially tiled walls (magnolia) with magnolia painted walls above and a white gloss door. Flooring is a patterned brown vinyl.

· Lighting in both rooms is natural daylight and central ceiling light.
