An attractive two bedroom, ground floor flat for 2/4 persons in a small residential block situated about 500 metres from seafront and park and only a short level walk from Bexhill's main shopping centre.

 The Haven Flat is ideal for those seeking a holiday apartment within easy reach of the seafront and all amenities. The beach is only about 500 yards level walk and similarly, the main shops just a few minutes leisurely stroll away. Two parks are also very close, one offering bowls, tennis and attractive gardens; the other the venue for general recreation, club cricket and the Annual Horse Show.

This apartment is located in a small, purpose-built, post-war block (only three other flats) at the beginning of the prime residential area of Bexhill. With a level walk entrance and situated in its own gardens, the whole site is very well maintained.

The accommodation comprises a good-sized sitting room with dining area and windows overlooking the block’s pristine gardens, two bedrooms, one with double bed and one with twins, both with very spacious wardrobes (one fitted); small but well equipped kitchen, with standard electric cooker, microwave oven, under worktop fridge/freezer and washing machine/dryer: a WC and large walk-in shower with seat (no bath) completes the flat.

The apartment is furnished in a pleasing cottage style and close carpeted throughout. The property is fully equipped for up to four persons. All bedding (duvets) and the set of bed linen specified when booking is included for a holiday rental.  Personal towels and additional/change of bed linen can be hired separately (see Extras tariff).

Crockery and cutlery, as well as the normal range of cooking utensils, are also included; in fact, everything you need for a carefree holiday. Heating is provided by modern storage heaters and hot water is from a standard immersion tank contained in the airing cupboard.

A 32" flat screen TV, connected to a Freesat channel tuning box and a separate DVD player, is provided.  A private garage, which is included in the rent, adjoins the block and the south-facing communal garden. An ideal spot for everyone, including the slightly disabled, but the flat is not suitable internally for wheelchairs as the hall within the apartment has insufficient width for chair manoeuvrability.

Children/Pets:  (Quiet) children are welcome but, sorry, no pets.

The Haven is thoroughly delightful for holidays year-round and its location and amenities will be particularly attractive to those who prefer a quiet holiday at the fringe of things but most convenient for Bexhill’s main attractions. All very desirable.

ACCESS STATEMENT for The HAVEN
Introduction
The Haven is a two bedroom flat situated on the ground floor (level pathway from road) of a converted house about 500 metres from Bexhill’s western seafront.
Pre-Arrival
· Bexhill-on-Sea railway station, with a taxi bay outside, is a mile away. Collington railway station (no taxis) is 0.2 mile away, or a 4 minute walk.
· The Eastbourne to Hastings bus routes (98 and 99), which run every 20 minutes during the summer months, have a bus stop just outside the property (and across the road).
· The nearest mobility aids shop, with items for sale or for hire, is A J Mobility located at 5 Sackville Road, Bexhill-on-Sea (01424 219911).

· PLEASE NOTE: Large items can only be stored in the allocated garage in Brockley Road. The garage has no power connected.

Key Collection, Welcome and Car Parking
· Keys are collected from (and returned to) Miraleisure which is located close to the Clock Tower on Bexhill’s western seafront where parking is non-restricted and free The pavement varies in height and care should be taken not to scrape the car door when opening it.
· Special arrangements can be made by prior agreement (e.g. keys taken out to a car on arrival).
· An arrival pack, containing notes applicable to the flat – including detailed instructions of how to find it from the Miraleisure start point, will be handed out with the keys. Although no-one is available during normal arrival hours to visit the property, if there are any queries or problems that need resolving then a visit can be arranged later in the day.

· Non-restricted, free, on road parking for The Haven is available at the front of the building and in the side road around the corner – where there is a small garage belonging to the flat (no electric power). The slightly uneven pavement is lit by street light.

Entrance to Property
· There is a level pathway from the pavement up to the porch where there is a single small step height 5cms and then a door sill of height 8cms into the building. The front door of the flat is along the level hallway on the left.
· The front door of the flat has a single Yale lock (height 117cms).
Hallway
· The front door of the flat opens into an L shaped interior hallway (width 73cms at narrowest point). There is a ceiling light just inside the front door and another in the other part of the hallway.

· The flat has no internal stairs and is all on one level. All rooms lead off the hallway, which has a short pile multi coloured carpet.

Lounge / Diner
· The lounge / diner is situated at the other end of the hallway from the front door. The door from the hallway (access width 65cms) opens into the back of the room.
· The rectangular dining table has two end supports with a bar between (60cm from floor to lowest point of table) and is 73cms high. The four wooden dining chairs have no arms and are provided with cushions. The table and chairs are positioned to the left hand side of the doorway (allowing extra space at the end of the table – across the entrance to the room), but are moveable.
· There is a radiogram alongside the table, a display cabinet opposite the end of the table and a sideboard the other side of the table (in the lounge area).
· There is a two-seater sofa and two matching upright armchairs, also two reclining swivel chairs with footstools, a trolley and an occasional table, all of which are moveable. Depending on their position, there are views of the well kept garden through the bay window and/or the TV.
· There is a flat screen digital TV with a Freesat set top box and a DVD player, all with remote controls, on a black glass stand in a corner of the room.
· There is space through the middle of the room for moving between the hallway door and the window, although unused chairs need to moved to the side.
· Lighting is natural daylight with a six, individually switched, wall lights.

· Flooring is short pile pale green coloured fitted carpet.

Kitchen
· The sliding door from the hallway into the kitchen gives a clearance of 63cms. The kitchen is very compact having an open area of depth 75cms from the doorway and an overall width of 160cms.
· There is a free standing cooker. The oven door drops down and the handle is 73cms above the floor. The four ring hob is 92cms above the floor. The microwave is located on a worktop to the right of the doorway.
· Worktop and sink are 92cms above the floor. The sink has a low level mixer tap with a single lever mixer tap.
· There is an under counter fridge/freezer compartment and a washer/dryer.
· Crockery is usually kept in a higher cupboard (lower shelf 146cms above floor) in the kitchen and glasses in a higher cupboard (shelf at 167cms high). Some flexibility for rearrangement is possible, if required, although the number of lower level cupboards is limited. (Use is also made of the display cabinet in the lounge.)
· Lighting is natural daylight with a central ceiling light with 3 spotlights.

· Flooring is vinyl of a blue squared pattern.

Bedrooms
· There is one bedroom with a double bed and a second bedroom with twin single beds. The door from the hallway into each of the bedrooms gives a clearance of 71cms.
· In the double bedroom there is a fitted double wardrobe with a fixed rail at height 145cms and shelves above. There is also a chest of drawers (with a lamp), a bedside cabinet (with a lamp) and a chair all of which could be moved.
· The height of the top of the double bed mattress is 57cms and, with the bedside table moved, there is full length access to one side of the bed of width 55cms with the wardrobe doors shut. The walls are painted magnolia and the door (also the fitted cupboards and skirting boards) white gloss. The flooring is short pile light beige coloured, fitted carpet.
· In the second bedroom there is a set of two-tone magnolia / beige fitted wardrobes. These include two double wardrobes (each with a fixed rail of height 148cms and shelf above) and a central cupboard with shelving only. There is also a bedside table (with lamp) and a further two dining chairs which are moveable.
· The height of the top of the single bed mattresses is 48cms and, with the bedside table and one of the dining chairs moved, there is full length access to one side of one of the beds of width 110cms. The walls are painted white and the door (also the skirting boards) white gloss. The flooring is short pile dark beige coloured fitted carpet.

· In both bedrooms lighting is natural daylight with two wall lights and table lamp(s) as described above.

Bathroom
· The door from the hallway into the bathroom gives an access width of 65cms.
· There is a shower cubicle of 110cms in length, with a fold away seat, and an electric shower. The step height is 11cms and there is a horizontal (suction) grab rail.
· There is a pedestal washbasin the other side of the shower (and to the right of the toilet) which has two taps and is 80cms from the floor
· The toilet seat is 43cms above the floor.
· The toilet and washbasin are white. The bathroom is fully tiled with white wall tiles and mottled grey non-slip floor tiles.

· Lighting is natural daylight and central ceiling fluorescent light.
