Entrance to the Pavilion Flat is through a small lobby opening onto a hallway, which leads to the main rooms. These comprise two bedrooms, sitting room with adjoining conservatory, bathroom, utility room with second WC, kitchen and dining room.
Please respect the owner’s non-smoking requirement throughout the property at all times.
The sitting room is well furnished with two large settees and sundry pieces, including a widescreen television and DVD/video player. Rugs tastefully cover the woodstrip floor and the room is heated with c.h. radiators and a mock-coal electric fire for use on chilly evenings when the central heating is not in use.
A door from the sitting room leads to a small attractive conservatory (coffee table and lounge chairs and pleasing tiled floor) with door out to patio area (for alfresco dining) and small lawned garden.
The main bedroom offers a double bed, with decorative bedhead, and modern matching furniture, including a double and a single wardrobe, dressing table, storage cupboard and bedside tables. Fitted carpet in this room and c.h. radiator. The second bedroom provides twin beds, two further double wardrobes with drawers below, and a simple dressing table with bedside unit. Close-carpeted with c.h. radiator. All bedding (duvets) and a set of bed linen is included for a holiday rental and the beds will be made up prior to arrival. All main rooms in the Pavilion Flat have high corniced ceilings in true Victorian style and effective chandelier-style lighting. Except for the sitting room, the apartment has fitted carpet throughout.
The high standards in the main rooms are reflected, too, in the kitchen, which has an adjoining separate dining room (attractive table and chairs plus dresser-type unit). The equipment includes a standard electric cooker and hob, microwave, refrigerator (with worktop over which also functions as a small breakfast bar with two stools), and a very good washing machine. Fittings comprise usual modern floor and wall units containing ample cutlery, crockery and utensils for four persons.
Another doorway from the kitchen leads to a utility room, which houses the gas central heating boiler (also provides hot water), a tumble dryer and a freezer. A separate WC leads off the utility room. Another of the Pavilion Flat’s highly attractive features can be found in the kitchen and adjoining areas, where distinctive blinds help to give the apartment a special charm.
A small bathroom containing a bath with electric shower over (glass screen), vanitory unit, heated towel rail and WC completes the amenities.
Children/Pets: Children over 10 and small, well-behaved, dogs are welcome.
The whole flat is very pleasing. Non-smokers are welcome in this ideal, centrally situated, holiday apartment. Parking outside the flat is restricted during the day but 24/7 free seafront parking is only a couple of minutes walk.

ACCESS STATEMENT for The PAVILION
Introduction
The Pavilion is a two bedroom flat, with garden, situated on the ground floor of a converted house less than 200 metres from the De La Warr Pavilion and within a minute’s walk of Bexhill’s main shopping area.
Pre-Arrival
· Bexhill-on-Sea railway station, with a taxi bay outside, is less than half a mile away (or a 6 minute walk).
· The Eastbourne to Hastings bus routes (98 and 99), which run every 20 minutes during the summer months, have a bus stop just around the corner.
· The nearest mobility aids shop, with items for sale or for hire, is A J Mobility located at 5 Sackville Road, Bexhill-on-Sea (01424 219911).
· PLEASE NOTE: Whilst a fold up wheelchair can be accommodated, there is no storage available for large, external use items such as mobility scooters etc.
Key Collection, Welcome and Car Parking
· Keys are collected from (and returned to) Miraleisure which is located close to the Clock Tower on Bexhill’s western seafront where parking is non-restricted and free The pavement varies in height and care should be taken not to scrape the car door when opening it.
· Special arrangements can be made by prior agreement (e.g. keys taken out to a car on arrival).
· An arrival pack, containing notes applicable to the flat – including detailed instructions of how to find it from the Miraleisure start point, will be handed out with the keys. Although no-one is available during normal arrival hours to visit the property, if there are any queries or problems that need resolving then a visit can be arranged later in the day.
· Restricted (2 hours daytime) on road parking for The Pavilion is available outside the property – although there is no allocated spot. Free, unrestricted parking is available along the seafront (approx 10 minutes walk away. The slightly uneven pavement is lit by street lights.
Entrance to Property
· There are two steps up from the pavement to the front door. The first step is of height 12cms and the second of height 17cms. The door sill is of height 17cms (with a drop of 7cms on the inside) and is 31cms deep (i.e. front to back).
· The front door of the flat has two locks, the lower mortice lock (height 84cms from door sill) is unlocked first, then the Yale lock (height 130cms from door sill).
Hallway
· The front door of the flat opens into a small outer hall which has a set of double doors into the flat giving an access width of 105cms when both doors are open. These doors open into an L shaped interior hallway (width 65cms at narrowest point). There is a ceiling light just inside the front door and another in the other part of the hallway.
· The flat has no internal stairs and is all on one level. All rooms lead off the hallway, which has a short pile beige carpet with two multi-beige coloured runners. All doors are solid antique pine.
Lounge
· The lounge is situated half way down the hallway from the front door. The door from the hallway (access width 60cms without moving one of the sofas and 75cms max.) opens into the back of the room.
· There are two two-seater sofas, also a large coffee table and two occasional tables (one with a table lamp) and a large footstool/seat, all of which are moveable. There are views of the well kept garden - through the doors to the conservatory - and the TV.
· There is a flat screen digital TV with a Sky box (free channels) and a DVD / VCR player, all with remote controls, on a shelf in a corner of the room.
· There is space through the middle of the room for moving between the hallway door and the doors to the conservatory. The access width when the doors are open is 85cms and there is a door sill (4cms in height and 5cms front to back) and then a step (12cms deep) down into the conservatory.
· Lighting is natural daylight with a 5 lamp central ceiling light and the table lamp.
· Flooring is varnished floor boards with a couple of white/brown coloured rugs in front of the sofas.
Conservatory
· The conservatory can be accessed from the lounge but, also, from the hallway. The door from the hallway gives an access width of 70cms and there is a step of height 12cms. Both doors open into the back of the room.
· There is a two-seater wicker based sofa with two matching chairs and an occasional table and trolley, all of which are moveable
· Lighting is natural daylight with two globe wall lights.
· Flooring is mottled pale peach coloured tiles with a white/brown rug.
· There is a door into the garden giving an access width of 65cms with a sill of height 4cms rising to 7cms (depth 7cms front to back). The other side of the door frame is an outer sill of height 9cms (depth 8cms front to back) and then a step of height 10cms (depth 31cms front to back) onto crazy paving where a table and chairs can be placed in fine weather.
Dining Room
· There is a separate dining room situated at the other end of the hallway from the front door. The door from the hallway gives an access width of 65cms.
· The rectangular dining table has four legs (66cms from floor to lowest point of table) and is 74cms high. The six wooden dining chairs, with cushioned seats, have no arms. The table and chairs are positioned to the right hand side of the doorway (allowing extra space at the side of the table near the kitchen door), but are moveable.
· There is a large built in cupboard (shelf heights of 51cms, 83cms and 116cms) containing crockery as storage space is limited in the kitchen.
· There is a doorway into the kitchen (access width 65cms) with a step down (height 16cms).
· Lighting is natural daylight with a 5 lamp central ceiling light
· Flooring is short pile beige coloured fitted carpet.
Kitchen
· There is a free standing cooker. The oven door drops down and the handle is 72cms above the floor. The four ring hob is 92cms above the floor. The microwave is located on a worktop to the left of the sink.
· Worktop and sink are 92cms above the floor. The sink has a high level mixer tap with two lever handles.
· There is an under counter fridge and a washing machine.
· Crockery is usually kept in the dining room. Glasses are usually kept in a higher kitchen cupboard (shelves at 150cms, 167cms and 187cms high). Some flexibility for rearrangement is possible, if required, although the number of lower level cupboards is limited.
· Lighting is natural daylight with a 4 halogen spotlight central ceiling light.
· Flooring is vinyl of a multi-coloured beige based colour.
Utility Room / Separate toilet
· The door from the kitchen into the utility room gives an access width of 65cms and there is a small step with sill (height 3cms and 15cms front to back). The overall access width is only 45-50cms, due to the location of the small upright freezer, sink and large storage cupboard (which houses the boiler at the back of the cupboard).
· The utility room has a sink 92cms above the floor. The sink has two separate taps. There is a tumble dryer under the sink.
· The door to the separate toilet gives an access width of 55cms. The toilet is of minimum width and the toilet seat is at a height of 43cms. There is also a back door giving access to the side of the building (also accessible from the back garden).
· Lighting is natural daylight with two wall lights (one in the utility room and one in the toilet).
· Flooring is the same as the kitchen.
Bedrooms
· There is one bedroom with a double bed and a second bedroom with twin single beds. The door from the hallway into each of the bedrooms is 75cms wide.
· In the double bedroom there are several matching fitted wardrobes with (between them) fixed rails at heights of 116cms, 180cms and 218cms, some containing shelves. There is a matching cupboard with shelving only, a chest of drawers and a dressing table with stool, also two matching bedside cabinets (each with a lamp).
· The height of the top of the double bed mattress is 57cms and, with one of the bedside tables moved, there is full length access to one side of the bed of width 150cms with the door shut. The walls are painted cream and the skirting boards white gloss. The flooring is short pile cream coloured fitted carpet.
· In the second bedroom there are two free standing wardrobes, one with drawers below. The wardrobes each have a fixed rail at height 168cms. There is also a bedside table with lamp and a dressing table with stool and lamp, which are moveable.
· The height of the top of the single bed mattresses is 54cms and, with the bedside table moved, there is full length access to one side of one of the beds of width 120cms with the door shut. The walls are painted pale blue and the skirting boards white gloss. The flooring is short pile light beige coloured fitted carpet.
· In both bedrooms lighting is natural daylight with a central ceiling light (3 lamps in double bedroom; 5 lamps in twin bedded room) and table lamp(s) as described above.
Bathroom
· The door from the hallway into the bathroom gives an access width of 65cms.
· There is an electric shower over the bath which is of height 49cms and a diagonal grab rail.
· There is a wash basin contained in a vanity unit which has two cross head taps and is 80cms from the floor
· The toilet seat is 42cms above the floor.
· The toilet is white and the washbasin and bath are champagne colour. The bathroom is fully tiled with blue patterned wall tiles and the flooring is blue/grey coloured non-slip vinyl.
· Lighting is natural daylight and central ceiling fluorescent light.
