The Seaside Flat is situated on Bexhill’s central promenade just short of the town centre and close to the Sailing club. The pristine level-walk promenade links Galley Hill, at the eastern end of De La Warr Parade, with Cooden on Bexhill’s western borders. Only a couple of minutes walk, too, from the shops and the focal point of the town, the famous De La Warr Pavilion, the flat is ideally placed for easy access to Bexhill’s main amenities.

Located on the second floor of a well-converted house, the Seaside Flat is approached by a few steps up from the pavement to the entrance lobby (with entryphone for security) and an inner hallway with stairs or lift up to the second floor.  Inside the flat, the accommodation is spacious and comprises sitting/dining room, two bedrooms, kitchen and bathroom.  The entire flat has been recently refurbished and is in immaculate condition.

The sitting room and front bedroom windows overlook the promenade, and provide sweeping views of the sea across the beach, with the sailing club to the right. The sitting/dining room has a large bay window and is attractively furnished and decorated to a high standard. It has a dining table and chairs, a large side table and set of occasional tables with glass tops all in a medium wood colour.  Complementing this furniture is a three seater settee and two armchairs in white/cream.  A 32" flat screen television (with choice of Freeview or Freesat channels) and DVD player, plus a pair of table lamps and the usual trimmings, complete this inviting room.

The front bedroom contains twin single beds, with a wardrobe and a bedside cabinet in a pine finish.  The second, larger, bedroom contains a double bed and has two separate double wardrobes with shelving and hanging space, a dressing table with mirror and bedside cabinets all in an attractive walnut finish.  All bedding (duvets) and a set of bed linen is included for a holiday rental and the beds will be made up prior to arrival.  Personal towels and additional/change of bed linen can be hired separately (see ‘Extras’ tariff).

A breakfast bar-type servery connects the sitting/dining room with the kitchen, which has been recently refurbished with a good range of light oak coloured cupboards and storage units. Cooking facilities are provided by an integrated single oven electric cooker with grill and a ceramic hob with extractor hood above. There is a microwave, also an under-counter 2 door fridge/freezer, kettle, toaster and more than sufficient crockery and utensils, etc for four persons.

The bathroom has been recently refurbished and includes a walk-in shower, a vanity unit with an integrated washing machine, a WC and fan heater.  Two large cupboards off the 'L' shaped hallway, one containing a tumble dryer, complete the apartment.

Heating is provided by modern night storage heaters (a supplementary electric convector heater and fan heater are also provided), all windows are double glazed, and there is fitted carpet throughout. The building has a fire alarm system with regulatory connections to each flat. Car parking on the promenade road outside the flat is free and unrestricted, while the rail station and National Express coach stop from London is only a few minutes away for those who prefer not to drive.

Children/Pets:  Sorry, no children under 12 years of age and no pets permitted.

The Seaside Flat is extremely suitable for mature couples or families seeking above-average accommodation, near Bexhill’s town centre.

INDEMNITY DEPOSIT: An Indemnity Deposit of £100 is required for the Seaside Flat which will be taken at the time of final payment and returned within two weeks of departure, providing the flat has been left in the same clean and tidy condition as on arrival and no significant damage or loss has occurred.

ACCESS STATEMENT for The SEASIDE
Introduction
The Seaside is a two bedroom flat situated on the second floor (seven steps up from the pavement to the ground floor and then an internal lift) of a converted house on Bexhill’s central seafront.
Pre-Arrival
· Bexhill-on-Sea railway station, with a taxi bay outside, is less than 0.25mile away.
· The Eastbourne to Hastings bus routes (98 and 99), which run every 20 minutes during the summer months, have bus stops in Devonshire Road approximately 4 minutes brisk walk away.
· The nearest mobility aids shop, with items for sale or for hire, is A J Mobility located at 5 Sackville Road, Bexhill-on-Sea (01424 219911).

· PLEASE NOTE: There is no external storage area for large items.

Key Collection, Welcome and Car Parking
· Keys are collected from (and returned to) Miraleisure which is located close to the Clock Tower on Bexhill’s western seafront where parking is non-restricted and free The pavement varies in height and care should be taken not to scrape the car door when opening it.
· Special arrangements can be made by prior agreement (e.g. keys taken out to a car on arrival).
· An arrival pack, containing notes applicable to the flat – including detailed instructions of how to find it from the Miraleisure start point, will be handed out with the keys. Although no-one is available during normal arrival hours to visit the property, if there are any queries or problems that need resolving then a visit can be arranged later in the day.

· Non-restricted, free, on road parking for The Seaside is available at the front of the building, across the road on the seafront and also in nearby side roads. The slightly uneven pavement is lit by street lights across the road.

Entrance to Property
· There are 7 steps from the pavement to the main (front) entrance. A handrail is provided to the left-hand side. There is no provision for wheelchair access. The front door is not locked and leads to a small entrance porch. The second inner door requires a key and should always be locked. Within the porch there is a set of doorbells to each flat and each flat has an intercom with the facility to open the inner door remotely. Along the hallway there is a single small step (height 14cms) just before the lift and stairs beyond. The lift is large enough for 2 persons (internal dimensions with the folding doors shut of 56cms by 56cms). On the second floor, the access width on exiting the lift is 70cms and the front door of the flat is immediately to the left.
· Access to the building (rear) entrance can be made via a narrow alleyway from Sea Road which leads to a gate (access width 75cms) into the back garden. A path, the length of the garden, leads to a metal ramp (74cms clearance with a small incline) to the back door (access width 74cms) which must be opened with a key (the same as for the inner front door). The back door leads into the hall corridor (min width 74cms) and to the stairs and lift.
· The front door of the flat has two locks, the lower mortice lock is unlocked first, then the Yale lock (height 130cms). (The Yale lock has been installed in order to ensure that the occupier cannot lock themselves out should the door accidentally slam – this means that once inside the flat the Yale lock must be turned in order to secure the door and prevent unwanted intruders.)
In order to lock the flat securely on exit, the Yale key should be half turned anti clockwise until the lock clicks (and then turned back again to release the key) and then the mortice key should be turned clockwise in the mortice lock.
Hallway
· The front door of the flat opens into a small interior “L” shaped hallway (width 70cms at narrowest point). There is a central ceiling light.

· The flat has no internal stairs and is all on one level. All rooms have white painted wooden doors leading off the hallway, which has a short pile beige coloured carpet.

Lounge / Diner
· The door from the hallway into the lounge/diner (access width 66cms) opens into the back of the room, as does a breakfast bar-type servery (at work top height of 96cms) from the kitchen.
· The rectangular dining table has two end supports with a bar between (69cm from floor to lowest point of table) and is 77cms high. The four wooden dining chairs have padded cloth covered seats and no arms. The table and chairs are positioned in the bay window (allowing extra space in the middle). Although heavy, they are moveable.
· There is a two-seater sofa and two matching armchairs with cushions and some occasional tables, all of which are moveable – to give more access space to the servery.
· There is a flat screen digital TV with subtitles and a DVD player, both with remote controls, on a black glass stand in a corner of the room.
· There is space in the middle of the room for moving between the hallway door and the dining table / window.
· Lighting is natural daylight with a 5 lamp central ceiling light and a table lamp.

· Flooring is short pile beige coloured fitted carpet.

Kitchen
· The doorway from the hallway into the kitchen has a clearance of 68cms.
· The door of the single oven drops down and the handle is 74cms above the floor. The ceramic touch control hob is 96cms above the floor. The microwave is normally located on a shelf above the worktop (height 137cms), but can be placed directly on the worktop.
· Worktop and sink are 96cms above the floor. The sink has a mixer tap with two lever tap handles.
· There is an under counter fridge/freezer.
· Crockery and glasses are usually kept in a higher cupboard (shelf heights of 144cms, 174cms and 192cms above floor). Some flexibility for rearrangement is possible, if required, although the number of lower level cupboards is limited.
· Lighting is natural daylight with a central ceiling light and under cupboard lights.

· Flooring is multi beige brick-patterned vinyl.

Bedrooms
· There is one bedroom with a double bed and a second bedroom with twin single beds. The door from the hallway into each of the bedrooms gives an access width of 65cms.
· In the double bedroom there are two identical free standing double wardrobes (too heavy to move). They each have a 2/3 width fixed height rail at height 155cms with a shelf above and a full height set of shelves in the other 1/3 width. There is also a dressing table, two spare dining chairs and two bedside tables (with lamps) which could be moved.
· The height of the top of the double bed mattress is 60cms and, with the bedside table moved, there is full length access to one side of the bed of width 150cms with the door shut. The walls are painted magnolia and the door (also the fitted cupboards and skirting boards) white gloss. The flooring is short pile, light beige coloured, fitted carpet.
· In the second bedroom there is a double wardrobe with a full lengthfixed height rail at height 152cms and a shelf above. There is also a bedside table with lamp, which is moveable.
· The height of the top of the single bed mattresses is 46cms. Full length access to either bed is not possible. The walls are painted magnolia and the door (also the skirting boards) white gloss. The flooring is short pile light beige coloured fitted carpet.

· In both bedrooms lighting is natural daylight with a central ceiling light and table lamp(s) as described above.

Bathroom
· The door from the hallway into the bathroom gives an access width of70cms.
· There is a large shower unit with a step of height 18cms and a horizontal (suction) grab rail.
· There is a small washbasin enclosed in a vanity unit which has a single levered mixer tap and is 90cms from the floor
· The toilet seat is 40cms above the floor.
· The toilet and vanity unit with washbasin are white. The bathroom is fully tiled with white wall tiles; the ceiling and very top of the walls are painted white. Flooring is non-slip grey/white tile patterned vinyl.

· Lighting is by halogen down lights.
