The Wilton Flat

A bright two-bedroom flat on the fourth floor (lift ) of a central seafront block for two/three adults or a family (5) with children, situated only 100 yards from the beach.

The Wilton Flat is situated on Bexhill’s central seafront only one minute away from the resort’s main shopping area and a hundred yards from the beach. Walking west along the promenade past the famous De La Warr Pavilion leads to Cooden, while to the east is Galley Hill, with its adjoining Common, and Glyne Gap (Ravenside) leisure complex.

The flat is located on the fourth floor of a large traditional seafront block, one of Bexhill’s landmarks, and is accessed (through the main entrance door of the building) by lift to the third floor with easy stairs to the next level. A standard ‘speak and press’ entry system at the main entrance is linked to the flat to ensure security.

The sitting room, containing also a dining table and chairs, is furnished with comfortable seating. It includes a colour TV (with Freeview - also free channels on Astra Plus for German TV) and DVD player and offers a sidelong view over the sea from its large bay window.

The main bedroom comprises a king size and a single bed, with units, and ample wardrobe space is located separately in the hallway. The second (small) bedroom has full length bunk beds (pine) and, therefore, the Wilton Flat is ideal for 2/3 adults or a family with up to three children.

A normal range of cooking utensils, plus cutlery and crockery for up to five persons, is available in the newly refurbished kitchen, which is fitted with a number of attractive functional cupboard units. The equipment includes a built in electric single oven (with grill) and hob, a built in refrigerator with freezing compartment, a microwave, toaster and kettle. The kitchen houses a modern wall-mounted gas boiler, too, which provides central heating to all rooms and, of course, hot water.

A bathroom (bath with shower mixer and curtain), a separate WC, and an airing cupboard completes the apartment, which is close-carpeted and centrally heated throughout. Most windows are double-glazed and the accommodation overall is bright and cosy - and eminently attractive for holidays. The property is fully furnished and equipped. All bedding (duvets) and the set of bed linen specified when booking is included for a holiday rental.  Personal towels and additional/change of bed linen can be hired separately (see Extras tariff).

Childen/Pets:  Children of all ages are welcome but, sorry, no pets.

The Wilton Flat’s close proximity to the beach and shops will make this apartment a popular choice for holidaymakers. There is free, unrestricted parking on the seafront nearby for those with cars (unrestricted, too, from 6pm - 8am in the road which flanks the main entrance); and restaurants on the ground floor of the block offer attractive holiday wining alternatives. Proverbially, everything needed is on the doorstep.

ACCESS STATEMENT for The WILTON

Introduction

The Wilton is a two bedroom flat situated on the fourth floor (3 steps up to the lift, lift to third floor and then 21 steps up to the fourth floor) of a central seafront block.

Pre-Arrival

· Bexhill-on-Sea railway station, with a taxi bay outside, is less than 0.25mile away.

· The Eastbourne to Hastings bus routes (98 and 99), which run every 20 minutes during the summer months, have bus stops in Devonshire Road approximately 4 minutes brisk walk away.

· The nearest mobility aids shop, with items for sale or for hire, is A J Mobility located at 5 Sackville Road, Bexhill-on-Sea (01424 219911).

· PLEASE NOTE: There is no external storage area for large items.

Key Collection, Welcome and Car Parking

· Keys are collected from (and returned to) Miraleisure which is located close to the Clock Tower on Bexhill’s western seafront where parking is non-restricted and free The pavement varies in height and care should be taken not to scrape the car door when opening it.

· Special arrangements can be made by prior agreement (e.g. keys taken out to a car on arrival).

· An arrival pack, containing notes applicable to the flat – including detailed instructions of how to find it from the Miraleisure start point, will be handed out with the keys. Although no-one is available during normal arrival hours to visit the property, if there are any queries or problems that need resolving then a visit can be arranged later in the day.

· Restricted (2 hours daytime) on road parking for The Wilton is available at the side of the building. Free, unrestricted parking is available along the seafront (approx 5 minutes walk away. The slightly uneven pavement is lit by street lights.

Entrance to Property

· To the right of the main entrance there is a set of intercom push buttons (one for each flat) and each flat has an intercom instrument with the facility to open the building door remotely. The main entrance door requires a key and should always be locked. The yale lock is at a height of 122cms and the key should be turned to the left.

· There is a level entry from the pavement, with three steps of height 16cms just inside the building door to gain access to the communal hallway from which the lift and stairs lead off. The lift is large enough for 3 persons (internal dimensions 104cms by 75cms) but only travels as far as the third floor. There is a wide staircase with a banister rail on the left and 21 steps up to the fourth floor – with a landing half way up.

· The front door of the flat is on the left at the top of the stairs, it has a single lock at height 128cms and the key should be turned to the right. It is a very heavy fire retardant door.

Hallway

· The front door of the flat opens into an interior “L” shaped hallway (width 74cms at narrowest point). There are two central ceiling lights, one in each part of the “L” shape.

· The flat has no internal stairs and is all on one level. All rooms have white painted doors leading off the hallway, which has a short pile beige coloured carpet with two multi-pink runners.

Lounge / Diner

· The door from the hallway into the lounge/diner gives an access width of 65cms.

· There is a rectangular dining table has four legs (62cm from floor to lowest point of table) and is 74cms high. The four wooden dining chairs have padded cloth covered seats and no arms. The table and chairs are positioned near the window (allowing extra space in the middle). The table and chairs are moveable.

· There is a two-seater sofa and two matching armchairs with cushions, a coffee table, a bookcase with lamp, a standard lamp, a trolley and a TV unit.

· There is a digital TV with subtitles and a DVD player, both with remote controls, on a unit close to the door.

· There is space in the middle of the room for moving between the hallway door and the dining table / window.

· Lighting is natural daylight with a central ceiling light and lamps as stated above.

· Flooring is short pile beige coloured fitted carpet, with a multi pink runner.

Kitchen

· The doorway from the hallway into the kitchen has a clearance of 68cms.

· The door of the single oven drops down and the handle is 72cms above the floor. The four ring hob is 94cms above the floor. The microwave is on the worktop next to the integrated fridge with freezing compartment (lowest shelf at 116cms height).

· Worktop and sink are 92cms above the floor. The sink has a mixer tap with a lever.

· Crockery is usually kept in a lower cupboard in the kitchen and glasses in a higher cupboard (shelves at 152cms and 181cms high). Some flexibility for rearrangement is possible, if required.

· Lighting is natural daylight with a 3 lamp central ceiling light.

· Flooring is a laminate patterned vinyl.

Bedrooms

· The main bedroom has a king size bed and a full size single bed. The door from the hallway gives an access width of less than 60cms when the second bedside table is in place (65cms when it is not).

· In the hallway outside the main bedroom there are two free standing double wardrobes (too heavy to move). One has a full length fixed height rail at height 138cms and a shelf above; the other wardrobe has a half length fixed height rail at height 138cms and shelves on the other side.

· In the main bedroom there are two bedside tables (with lamps) and a couple of collapsible chairs.

· The height of the top of the king size bed mattress is 59cms and, with the bedside table moved, there is full length access to one side of the bed of width 80cms with the door shut. The walls are painted yellow and the door (also the skirting boards) white gloss. The flooring is short pile, beige coloured, fitted carpet.

· Lighting is natural daylight with a central ceiling light and table lamp(s) as described above.

· The second bedroom has two (stacked) full size single bunk beds. The door from the hallway gives an access width of 65cms.

· In the second bedroom there is a double free standing wardrobe with a full length fixed height rail at height 138cms and a shelf above. There is also a round table and two collapsible chairs.

· The height of the top of the single bed mattresses of the lower bunk bed is 50cms. Full length access to the lower bunk bed (height of 56cms from mattress top to bottom of higher bunk bed) is not possible. The walls are painted blue and the door (also the skirting boards) white gloss. The flooring is short pile dark beige coloured fitted carpet.

· Lighting is natural daylight with a central ceiling light and a wall fitted light above each bed.

Bathroom and Toilet

· The doors from the hallway give access widths of 70cms and 63cms respectively into the bathroom and separate toilet.

· There is a shower mixer tap on the bath (which is 55cms high) and a (suction) handrail fixed to the wall. The bath has two separate taps.

· The pedestal washbasin has two taps and is 76cms from the floor

· The bath and wash basin are avocado coloured and the bathroom is half tiled around the bath with pale pink painted walls above and a white gloss door. The floor covering is a mottled beige colour vinyl.

· The toilet seat is 42cms above the floor and the toilet is white. There is a small wall-mounted avocado coloured washbasin of height 87cms. The toilet has pale pink/peach painted walls and a white gloss door. Flooring is a burgundy vinyl.

· Lighting in both rooms is natural daylight and central ceiling light (fluorescent in the bathroom).
